Meeting begins 4:00pm
I. OLD BUSINESS
A. there is concern with 757 and The Patterns paying taxes on the unit.
also Jiwanis. The board is concerned that its a lost cause. Owners are awol and we can’t seem to locate them. Kecia suggested that we can reach out to them and see if they would be willing to fix it up and we can waive late fees.
B. Tim will be walking the property Tuesday, and will assess work orders and such.
-will evaluate John’s unit to decide if the water damage will be repaired.
-Gutters: we need to have gutter guards put on the gutters.
Asphalt company- we got quotes for the pot hole replacement. James said he would provide the machine to make the lines on the parking spaces.
James would also provide the patch for the potholes. He can use a daylaborer to do it. It will buy us some time for the year and save on the budget
C. May 1st insurance: hypothetical situation as per Shirley. Common pipe busts in common pipe units- who’s insurance pays? She’s concerned with the damage caused by common pipes and how it will be repaired- would the homeowners have to pay for it.
II. New Business
A. Concerns with Tim- he sent us ‘his’ version of the budget. Evageline wasn’t pleased with it, it was too convoluted and confusing. Kecia created a budget on her own to explain our spending and was able to balance with our checking account. Shirley asked about the ‘accounting services fee’ included the transfer of accounting
B. Lawn Solutions- paid three times in march- gutters first. $485 Same company is doing the trash.
-32,323 in our account to use for bills (Tim). Downside is that we cannot look at accounts and we don’t have access to see delinquent accounts.
C. Laura (from lawyers office) says that we cannot garnish wages, but we CAN garnish bank accounts.Board agrees that if they are behind $750- a letter goes out for payment plan and parking is suspended. we want to get parking stickers for the cars .
-we need to place a lien on Erika’s unit. She is past due 2100. we need to spend $150 to put the lien, but if it’s foreclosed then we won’t see the $. A letter is the way to go.
D. Meeting minutes need to be uploaded to website each month.
E. Addressing Ivona’s concerns- trash is picked up weekly. Contact information for residents should NOT be shared.
Closing:
– anna marie thinks we should focus on the trees in a certain areas of the complex vs ALL.
